Clear ground rules for a good stay

Rental terms

We want guests to enjoy a safe, restful visit, with respect for both parties’ rights and for our neighbours.

Stemless carline thistle, Carlina acaulis

These terms, dated 22 October 2026, apply to new reservations made after publication. Earlier reservations retain their agreed conditions.

1. Parties and accommodation

The host is Carlina Łukasz Liniewicz, operating Villa Carlina at Kwiatowa 9, Szczawnica, Poland. Business address: Kwiatowa 9, 34-460 Szczawnica, Poland. Polish tax identification number (NIP): 8942933983. Contact: info@villa-carlina.pl, +48 600 948 064. The person booking and the people staying are the guests.

The booking provides exclusive use of the house and garden, excluding the garage, for the agreed dates and guest count. Before booking, the guest receives the total price, payment and cancellation conditions and this version of the terms. Special arrangements require the host's confirmation.

2. Stay length, price and pets

The normal minimum stay is two nights. Different minimums may apply to selected periods and are shown before booking. Later price-calendar changes do not alter the price or conditions of an accepted reservation.

Prices are in PLN and include applicable VAT and the spa levy, respecting statutory exemptions. A cleaning charge applies once per stay and is itemized in the quote. A spa levy already included in the price is not charged a second time.

Pets require prior agreement. The surcharge is PLN 50 per pet for the whole stay, regardless of the number of nights, and is included in the quote. Guests supervise their pets and clean up after them.

3. Earnest-money deposit and confirmation

The earnest-money deposit, called zadatek under Polish law, is PLN 200 per reservation and is credited towards the stay price. It is paid by bank transfer within 48 hours of the provisional reservation and receipt of transfer instructions. A shorter deadline for an imminent arrival must be agreed and disclosed before booking. The binding deadline and transfer reference appear in the instructions; receipt and verification of funds determine payment.

The contract and reservation are confirmed after receipt and verification of the deposit. Initiating a transfer or supplying a screenshot does not prove receipt. An unpaid provisional reservation may expire at its stated deadline. Late funds require an availability check and are returned if the stay is not confirmed.

4. Remaining payment and invoices

The balance is due on arrival day, after arrival, by bank transfer to the stated account. We update the payment status once the received payment is reconciled. Initiating a transfer or supplying a screenshot does not prove settlement.

Every reservation is documented by an invoice delivered electronically. Guests provide correct buyer details and request a company invoice with its tax number before issuance. Deposit and final documents follow the applicable tax rules.

5. Cancellation, no-shows and changes

For an ordinary cancellation attributable to the guest, or a no-show, the PLN 200 deposit is retained regardless of how far ahead the booking is cancelled. For cancellation before the stay begins, payments above the deposit are returned; an unpaid remaining stay price is not automatically charged for an unused stay.

Date changes and shortened stays require individual agreement. A request alone changes neither the reservation nor its price. Confirmation specifies the new dates, price and treatment of earlier payments; otherwise the original conditions remain.

The effects of zadatek under Article 394 of the Polish Civil Code and consumer rights are preserved. For non-performance attributable to the host, the guest may exercise the statutory right to demand twice the deposit, PLN 400, and the return of other payments. When the parties terminate by mutual agreement, or neither or both are responsible for non-performance, the deposit is normally returned without doubling. Deposit retention does not override these exceptions or other statutory remedies.

6. Refunds

An eligible refund is initiated promptly, within seven days of an effective cancellation or another event giving rise to the refund, without prejudice to any shorter statutory deadline. The original payment method is used unless the guest expressly agrees to another method at no extra cost. Bank or provider processing time is separate from the date the refund is initiated.

7. Arrival, departure and facilities

Check-in is at 14:00 on arrival day and check-out at 11:00 on departure day. Other times require agreement. Key instructions are provided privately; the key-safe code must not be shared with unauthorized people.

We provide linen and towels, driveway parking for up to four vehicles of up to 3.5 tonnes, Wi-Fi, hot water and basic kitchen/dining equipment, a television with HDMI and terrestrial channels, a charcoal barbecue and a fireplace. An initial supply of wood or briquettes is provided from 1 December through February. Heating in the colder season aims for 20.5°C and no less than 18°C in bedrooms, kitchen and bathroom. Other facilities are described in the accepted booking offer.

8. Use of the house

Quiet hours are 22:00–07:00. No smoking indoors; parties, visitors and additional overnight guests require prior agreement. Use equipment for its intended purpose, supervise children and pets, and put waste in the designated containers. Leave the house reasonably tidy; the cleaning fee covers normal cleaning after a stay. Contact us if unsure how to use an appliance.

9. Faults, damage and security

Report safety-related faults immediately, particularly those affecting installations, doors, windows, the fireplace, smoke/carbon-monoxide alarms or extinguishers. The host takes prompt steps to remedy them. Reporting a fault does not admit responsibility for causing it.

No refundable damage security deposit is currently collected. This does not waive substantiated claims. As in the existing terms, guests are responsible for damage caused intentionally or through gross negligence. Ordinary wear and normal cleaning are not such damage.

A claim identifies the damage, responsibility and reasonable restoration costs, allowing for prior wear, supported by documentation and a receipt, invoice or estimate. Guests may dispute it and present their account. An agreed or legally established amount is due within seven days of the settlement document unless otherwise agreed; an insurer may handle it. There is no automatic PLN 500 penalty or automatic card charge for damage. Minor claims may be waived.

10. Complaints and guest rights

Complaints may be made in any form, including to info@villa-carlina.pl or +48 600 948 064. Please identify the reservation, problem and requested remedy. Reporting during the stay helps us fix the issue; failing to do so does not remove statutory complaint rights.

Consumer complaints receive a response on a durable medium, such as email, within 14 days. Failure to respond within the statutory deadline means the complaint is accepted to the extent provided by law. Applicable law also determines remedies for non-performance or defective performance. We seek amicable resolution; court jurisdiction follows applicable law rather than being restricted to the host's registered location.

Accommodation for specified dates is excluded from the ordinary 14-day online-contract withdrawal right under Article 38(12) of the Polish Consumer Rights Act. Other rights concerning the deposit, complaints and non-performance remain unaffected.

11. Data and version

Guest data is processed for reservations, stays, payments, tax duties and substantiated claims under the separate privacy notice. Booking does not require marketing consent. The terms supplied and accepted for that reservation apply; subsequent changes have no retrospective effect.
